Although this site is principally intended for UK SELLERS, with most of the links being UK based - yes, I do live in the UK!!- I believe that the advice found within this site can also be of use to sellers in the USA and elsewhere.


THE  KITCHEN AND UTILITY ROOM

The kitchen is probably the most important room in the house, especially as far as the female prospective buyer is concerned.

Kitchens and bathrooms sell houses.

If a new kitchen is out of the question, then at the very least it should be sparkling clean. Clean, clean and clean again!

All the kitchen and utility room work surfaces, appliances and floor should be spotlessly clean. So clean you should be able to eat your dinner off the floor!!

All the work surfaces in both rooms should be cleared of clutter - dirty plates, unwashed and drying clothes, un-used domestic appliances etc.. However, a few "classy" kitchen appliances on display can help sell the lifestyle.

The sink and dishwasher should be free of dirty plates, pans, cutlery etc. 

Ensure that there are no lingering cooking odours. Try to avoid cooking foods with strong aromas, such as curry, before showing a potential purhaser around.Open the kitchen windows to help remove lingering cooking odours.

Remove all the food contents from the cupboards and the refrigerator and check the 'best before' and 'sell by' dates. Throw away any out-of-date items and use those approaching the 'best before' date. Run down food-stocks. Shop  more frequently but only buying those items you really need. Do not buy in bulk unless you really have to This will free up more space in the cupboards which will impress the prospective purchaser.

Ensure that the light fittings, light switches and door furniture are cleaned and polished.

Make sure all the light bulbs are working. Replace any that have blown. 

Clean the inside of the cupboards thoroughly. It is more than likely that  the prospective buyer will look in them.

Temporarily, remove any pet feeding bowls, litter trays, and bedding outside before showing a potential buyer around.
